The first step is to meet with a Realtor and discuss what, if anything, needs to be done to get your house ready to sell. Your Realtor will discuss time frame, pricing, and a plan of action at this time.

Real estate is seasonal; the majority of homes sold in a year sell during the spring and summer months. The best time of year to list your house is February-July. Of course, homes sell throughout the year, but the peak market is during spring and summer.

Realtors have experience on their side. It is statistically proven that homes, on average, sell for a hirer price when a Realtor prices it. They have access to the most recent and best comparable properties. They have access to all the best marketing tools and techniques. And they know how to advertise your house to buyers. Plus, they are with you from beginning to end and available to answer all of your questions. Remember, they only get paid if they succeed in selling your house.

A Realtor can offer you specific advice for your house, but in general neutralizing the home, decluttering, and depersonalizing is the best place to start.

A lender would be able to tell you if you can afford two houses at the same time by looking at your financial situation. Sometimes banks give bridge loans so you can carry both houses during your transition, however, the majority of people must sell their house before buying a new house. There are two ways to go about this: 1. Once your house is listed and has an accepted offer, you can write an offer on a new house, contingent on your house selling. 2. Another option would be to write a First Right Contingent offer on a new house before you list yours. So, you negotiate price on the new house, then as soon as you have an accepted offer, you immediately list yours. The risk of the First Right Contingency is that another buyer can offer to buy the property, and if they do not have any contingencies, the seller can accept their offer.
